Asked to be project manager building Grocery Store...as for what my salary requirements would be.....?

I have been given opporttunity to build new Grocery store from ground up. I have project manager experience. I was asked for my salary requirements for this job. I would be project manager for new construction plus be general manager for current old grocery store of approx. 15,000 square feet w/40 employees. The new store will be approx. 26-30 thousand square feet w/60-70 employees. I am uncertain of a salary requirment. Would a percentage of the projects capital expenditures be a good method? i.e., the store costs 3 million to build, a 4% fee would be $120,000. The other projects I have been on the salary was pre-determined. Any thoughts? Thanks
