Real Estate Agents? I have a question about farming?

I am fairly new to real estate. Been in the business about 4 months. I was wondering if any SUCCESSFUL agents have some advice on how to get clients? I know about talking to people and doing floor time, etc. I have not had much luck with that yet. Is farming a neighborhood a good idea? Does it really generate business? I know it can get expensive, but I am willing to do anything to get things rolling in my career. I am very eager and want to be busy. Please give me some advice. I work for Century 21 in Southern California.

Farming works great! 2-3 times a weekis excessive and costly - but I farm about once every 6 weeks and I do great. You need to have a DIFFERENT marketing message than the standard "I am you neighborhood expert". A list of comps works well or advertise all of your office listings - it will givew you instant cred. You have one of the toughest neighborhoods to work in. The number of established agents make it difficult to get started. I am not an agent, I am in marketing. What I would do is find a group of people that could use real estate (the product). Work within this group to find those that would like my help acquiring the product. This way the EXPERIENCED agents, sell to my clients. MY JOB IS "Protecting my clients from the Sharks". In due time you will find that these clients become sellers and ask you to help them with that task.

Farming only works if you actually "tend the farm". Just sending out post cards is not enough. If you want to geographically isolate an area, the people in that area need to receive at least one form of advertising from you at a minimum of twice - three times a month. The people need to see you in the community, weather you waive when you are driving by or are actually door knocking. A strategy that I used and was very profitable is to get out in the community. Join every marketing, charity, and social group in your area. Let everyone know that you are THE Realtor in the group. make sure you attend every function and meeting. This is a longer term project, but after a few months you will be getting a lot of referrals. One important thing to note: If you don't pass any referrals it will take longer to get ones. The opposite applies as well. If you are giving a lot out, you will see a quicker return

I would suggest developing the land, making plots (residential or commercial) and then sell them out!!
