You'd need some business ownership and management skills. That's all I know, sorry! I'm only a 16 year old student doing a Business Studies Course. But I recommend that you get some advice from people in the industry before you invest ANY money!

You just do it. There is no special qualification to owning and running a hotel. You check the guests in and out. You clean the rooms. You decide what amenities you will provide..... dining room or just a room with small packs of breakfast cereal. A boarding house is even easier. You can get one for $250,000 in some states. You are renting out rooms. You can get the training for that from any landlord. The key component is to be profitable. You have to charge enuf per room to stay in business. You have to keep the rooms full. You do that by keeping the place clean and keeping the staff smiling and happy.
