What does a Land Surveyor do?

I'm doing a school project which involves what a Land Surveyor is and why it is so important. And what it does. Can someone reply to this A.S.A.P? I need to know or I'll fail this thing.

Their are different types of Land Surveyors.
The main type of Land Surveyors are needed to map land (often using GIS such as Total Stations) they are usually needed if land is to be sold to conduct quick assesments.
The Surveyor needs to be liscenced in order for them to conduct a detailed survey of the land which is going to be sold. Many are members of the RIS which charters professionally qualified surveyors (http://www.rics.org/ )
They must describe features on the land such as building and they must also consider the boundaries of the property. Legal ties on the land have to be considered such as rights of way.
Surveyors are also required before a planning application can be submitted to the council.
