· Manage national maintenance company contract and monitor performance
· Create and maintain an organized and methodical tracking system for all pending and executed maintenance issues
· Ensure warranty related repairs are completed
· Receive repair requests from stores and utilize a tracking report to monitor progress.
· Determine the nature and urgency of the repair problem and report the problem to the appropriate vendor.
· Maintain service records for all store locations. Document each trouble report from date received to resolution
· Obtain and evaluate competitive bids from service contractors for all repairs that exceed $1,000 estimated cost
· Coordinate the scheduling of all work between the contractor and store employees. Follow up to ensure that the work was completed satisfactorily
· Communicate progress of repairs by region to retail and corporate management on a regular basis by issuing monthly progress updates
· Review and approve invoices and maintain repair & maintenance files by location. Maintain copies of invoices electronically Maintain an expense tracking report and produce monthly reports
· Management of minor store renovations
· Responsible for assisting with establishing facilities & store maintenance budgets
· Receive repair requests from stores and utilize a tracking report to monitor progress
· Responsible for managing and coordinating all housekeeping functions in the retail stores
· Indentify and report recurring problems; partner with construction & Design departments to provide permanent solutions
