Maintenance Supervisor for Large Apartment Complex
Supervisory Responsibilities
-Ability to effectively and prudently address all tenant issues
-Make sure that all federal, state, and local fair housing laws and statutes are being adhered to
-Material selection and ordering based upon blueprints, drawings, plans, and any other specifications
-Daily meetings with Property Manager to review status of all scheduled work
-Keep up all vacated units
-Follow up on all work assignments to ensure completion of all work assignments
-Assist with move-in and move-out procedures including inspections
-Solicit bids and proposals of all vendors
-Hold instructional classes for Maintenance Technicians and Porters
-Annual job reviews and evaluations
Maintenance Responsibilities
-Maintain interior and exterior lighting
-Clean/Clear rainspouts and gutters
-Repair any structural damage to building
-General landscaping
-Clean communal areas including parking lots, hallways, elevators, and common rooms
-Light painting
-Appliance repair, plumbing, electrical systems, HVAC, and carpentry work
-Notify Management of any safety issues that are on the property
Working hours: 8:30am-5:00pm
Qualifications
-Must have at least 5 years of experience providing maintenance support to an apartment complex with at least 2 of those years in a supervisory role
-Must have at least 1 year of experience working in budget preparation
-High School Diploma or equivalent
-Should be able to do basic math as well as be familiar with standard and metric measurements
-Type I and Type II AC Certification required, prefer Universal AC Certification
-Prefer 3rd Class Boiler Operations License
-Must be able to comfortably lift 50lbs
