OPERATING ENGINEER

JOB SUMMARY

Responsible for the efficient operation and maintenance of mechanical and/or electrical equipment and housekeeping for assigned properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

May be responsible for one or more of the following:

• Perform all plumbing, electrical or HVAC requirements of the building(s)
• Maintain heaters, chillers, pumps, fan coil units, etc.
• Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings.
• Repair doors, ceilings, hand railings, and floors
• Perform preventative maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts, replacing motor bearings, aligning shafts and annual inspections as directed by manufacturers.
• Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps and sump pumps
• Document and report activities to supervisor
• Respond immediately to emergency situation (fire, evacuation, equipment failure, etc.) and customer concerns
• Comply with all applicable codes, regulations, governmental agency and company directives as relates to building operations and practice safe work habits.

MINIMUM QUALIFICATIONS

• High school diploma or GED equivalent
• 3+ years related work experience
• Must be certified as a Universal Technician for CFC’s or obtain within 6 months
• Possess and maintain a valid driver’s license and good driving record with periodic checks
• Background checks may be required by tenant/client
• Proven record of providing excellent internal and external customer service
• Excellent interpersonal skills
• Excellent oral and written communication skills
• Physical requirements to include stopping, standing, climbing and frequent lifting of a minimum of 50 lbs of equipment (pumps, tools, ladders) and ability to safely install rigging/lifting devices
• Assist in after hours on-call rotation
• May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief
