Asst. Property Manager/Leasing for 238 unit residential property.



Position Summary:

Job Purpose:

To assist the manager in the overall operations and performance of the community, especially the leasing and marketing aspects of the property, to maintain high occupancy levels, drive revenue, control expenses and meet or exceed the owner’s expectations.

Supervision & Authority: Complies with established Operating Policies and Procedures.

Specific Responsibilities:

  1. Leasing operations including but not limited to: interviewing potential residents, conducting tours of available apartments, approval of new leases and renewals, and preparation of leases.
  2. Entering leasing information in the data base using AMSI.
  3. Developing and implementing marketing concepts and updating advertising information
  4. Assist with collection of rents.
  5. Provide monthly marketing analysis of neighboring communities to Regional Mgr.
  6. Assemble weekly traffic and vacancy reports and send to Regional Manager
  7. Assist with the supervision of maintenance staff and oversee the physical operations.
  8. Assist with coordinating turnover schedules, scheduling vendors and overseeing progress
  9. Do regular inspections of vacant and rent-ready units. Also pre-inspections for Move-ins and Move-outs.
  10. Create incentives for resident retention
  11. Maintain a positive customer service attitude and provide quality customer service when interacting with residents, potential residents and co-workers.
  12. Assist the Manager with any requested duties necessary for the benefit of the community.

Performance Standards:

The effectiveness of the Asst. Property Manager/Leasing will be measured by the achievement of the above mentioned responsibilities.

Reporting Relationship:

Under the general supervision and direction of the Property Manager, the Asst. Property Manager/Leasing complies with established Operating Policies and Procedures.

Position Requirements:

Experience: 2 years of relevant experience and/or training, or equivalent combination of education and experience.

Education: Prefer 2-4 years college and/or certification in trade related field.

Basic Expectations:

1. Professional.

2. Punctual, dependable and reliable.

3. Possession of strong organizational skills.

4. Basic Knowledge of accounting principles.

5. Proficiency with Computer - Intermediate Excel spreadsheet skills.

6. Must have high level of interpersonal skills to handle sensitive and confidential situations. Position continually requires demonstrated poise, tact and diplomacy.

7. Ability to deal effectively and tactfully with a wide variety of individuals in person, via telephone and in writing.

8. Ability to work in a positive and cooperative manner with fellow team members.

9. Must possess strong attention to detail in composing, typing and proofing materials, establishing priorities and meeting deadlines.

10. Capability to juggle multiple tasks and demands in a professional manner.

Desirable qualifications:

1. Ability to work independently on assigned tasks as well as to accept direction on given assignments.

2. High attention to detail.

3. Strong organization skills.

4. Experience with AMSI software

5. Bilingual a plus
