Sr Manager, Real Estate

The Senior Manager, Real Estate position will lead T-Mobile USA's Planning, Real Estate, and Design/Construction functions for rationalizing and integrating T-Mobile properties. Sites include engineering critical facilities (telecom switch sites), office, data centers, and warehouse locations. This position will be responsible for Strategic Planning, Real Estate Portfolio Management, Transactions Management, Design/Construction, and will report to the Director, Real Estate.


Key goals for this position will be to align the real estate portfolio strategy and recommended actions with business unit objectives while implementing best practices to reduce T-Mobile's real estate costs and project cycle times.


This position will be located in Bellevue, WA and will manage the South Region Real Estate Portfolio – NC, SC, TX, FL, GA, LA, MS, AL, TN and Puerto Rico. The portfolio is approximately 60 locations, 1.4 M square feet and represents $26 M in annual rent obligation. 20 -25% travel is expected.


Primary Duties and Responsibilities:



  • Create and maintain strong client relationships with T-Mobile departments by understanding their business objectives and future plans and providing cost-effective real estate-related solutions that align with the overall organization.

  • Develop and implement a real estate portfolio plan for T-Mobile properties that integrates and consolidates locations and reduces square footage and real estate cost.

  • Prepare, package, and present for executive decision-making business cases and financial analysis.

  • Effectively manage national service provider to implement transactions for approved real estate plan including dispositions, renewals, consolidations, and/or procuring new sites/site selection,

  • Effectively manage national service provider in space planning, design, construction documents, permitting, construction management, FF & E fit-out, and business unit occupancy/start-up.

  • Manage construction project scope and schedule to complete space build-out on time, within budget and with high customer satisfaction. Approve invoices for construction, based on scope of work and approved changes.

  • Identify and proactively resolve issues associated with real estate transactions and construction project management to ensure on-time occupancy, optimized costs, budgets met and business objectives met or exceeded.

  • Establish clear goals, responsibilities, and accountability for national provider positions and suppliers to ensure excellent service to T-Mobile.

  • Work with key stakeholders to prepare annual capital budget & project plan. Prepare annual operating expense budget for area managed within the department.

  • Work with Director and Team to leverage learning’s and methods to assist in space, finish, and design standards, build best practices, and improve real estate processes to have effective uniform, standardized processes throughout real estate.


Network of Contacts:



  • Weekly/monthly interactions with business unit executive leaders to determine and implement appropriate real estate solutions that support dynamic, changing business needs.

  • Daily interactions with Real Estate & Facilities Management staff and service providers including transactions managers, financial managers, regional facilities operating managers, and construction managers. Purpose of this interaction is to proactively manage development, approval and execution of real estate transactions and construction projects supporting approved Real Estate plans & strategy.

  • Weekly interaction with Legal, Finance and Human Resources functions regarding real estate plan/strategy development, transactions, construction projects, and headcount forecasts for assigned client groups.

  • Daily interaction with Director of Operating Real Estate regarding plan/strategy development issues, status of high priority transactions and/or construction projects.

  • Weekly participation in Real Estate Leadership Team meetings to provide updates on assigned projects/clients and to promote alignment on cross-regional initiatives.

  • Experience in leading site selection and lease negotiations for critical facilities – data centers, switching sites, etc.

  • Excellent communication, negotiating and conflict resolution skills.

  • Past experience in planning, rationalizing, and integrating real estate acquired through Mergers and/or Acquisitions. Proven ability to develop, present, and implement real estate strategic plans.

  • Advanced real estate negotiations and transactions management skills.

  • Proven ability to effectively manage a large number of simultaneous projects across a broad geography through outside service providers.

  • Outstanding customer service orientation.

  • Working knowledge of financial analysis techniques including discounted cash flow and capital budgeting

  • Advanced PC skills (Outlook, Excel, PowerPoint, Word, & Project)

  • Ability to travel domestically (20-25%)



Experience:



  • 8 + years successful manager-level experience in corporate real estate with a growth-oriented, dynamic, fast-paced company.

  • 8 + years combined experience as a lead in real estate strategic planning, portfolio management, transactions, and construction project management. Prior experience with Mergers and/or Acquisitions preferred.

  • Proven track record as the lead program manager in managing multiple projects on a national basis through 3rd-party service provider.

  • Experience working in an ever-changing work environment, requiring creative solutions to meet the real estate needs of the business.

  • Proven experience working with, and leading, cross-functional teams.

  • Experienced in effective management of national supplier relationships.

  • Strategic planning, analytic, financial, and program implementation experience.

  • Successful background in creating and presenting plans and business cases to executive-level staff and teams.

  • Wireless or other high-tech industry background preferred.

Education and Training:



  • BA or BS in Business, Real Estate, Architecture, and Engineering, Construction Management or other related area.

  • Project Management Certification and/or MCR and/or SLCR from CoreNet desired.

  • This role leads implementation of real estate transactions and construction projects in support of a broad internal customer base across a very large multi-State region.
